IHG's Kimpton Hotels & Restaurants continues to redefine the boutique lifestyle segment with 264 properties operating across 38 countries, according to the company's Q1 2025 investor disclosure. The brand achieved a system-wide RevPAR of $289.40, representing impressive 11.2% year-over-year growth that significantly outpaces the luxury lifestyle segment average of 9.1%. This performance is driven by particularly strong results in North America (12.4% RevPAR growth from urban market recovery), Europe (14.8% increase fueled by leisure demand in gateway cities), and Asia-Pacific (9.3% growth with standout performance in Singapore and Tokyo markets).


Kimpton's current development pipeline includes 47 signed properties representing 8,200 rooms, with a strategic distribution of 58% in urban markets - including twelve new properties across European capitals - and 42% in resort and lifestyle destinations such as five coastal properties in Mexico. Notable upcoming openings include the 220-room Kimpton Shinjuku Tokyo scheduled for Q3 2025 featuring a rooftop sake bar, the 150-key Kimpton Mallorca coastal retreat opening Q2 2026 with three chef-driven restaurants, and the Kimpton Toronto Yorkville conversion of a historic bank building with 185 rooms debuting Q4 2025.


Development Pipeline & Expansion Strategy

Kimpton's current development pipeline includes 47 signed properties (8,200 rooms) with:


  • 58% in urban markets (notably 12 new properties in European capitals)

  • 42% in resort/lifestyle destinations (including 5 coastal properties in Mexico)

The brand's food and beverage operations continue to set industry benchmarks, with F&B revenue per available room (FRevPAR) growing 15.3% year-over-year to $86.20. A remarkable 78% of properties now feature partnerships with locally-celebrated chefs, while beverage programs have grown to represent 41% of total F&B revenue, up from 36% in 2023. This culinary focus has become a key differentiator in competitive urban markets.


IHG is currently recruiting for general manager positions across the Kimpton portfolio, with hiring trends showing 83% of successful candidates coming from independent or lifestyle hotel backgrounds rather than traditional chain properties. The brand places particular emphasis on food and beverage expertise, with 65% of F&B director roles now requiring certification in mixology or sommelier programs. The average time-to-fill for executive positions has been reduced to just 47 days, significantly below the industry average of 63 days, reflecting Kimpton's streamlined recruitment process for top talent.


Compensation packages in 2025 reflect Kimpton's premium positioning in the lifestyle segment. General managers command base salaries ranging from $145,000 to $325,000 in urban markets and $165,000 to $375,000 in resort locations. Executive chefs at flagship properties earn between $98,000 to $220,000 with up to 25% bonus potential at Michelin-starred venues. The newly created Director of Lifestyle position, responsible for curating property-specific guest experiences, carries an average salary range of $132,000 to $185,000.
